What this hire really comes down to

A BIM Coordinator translates architectural design intent into actionable construction logic. You need someone who identifies spatial conflicts before they become expensive field delays. This person operates between the design team and onsite construction crews. Their output dictates the installation order for mechanical, electrical, and plumbing systems. Without strong coordination, you face thousands of dollars in rework costs during the rough-in phase.

Do not confuse this with a pure drafting role. A coordinator must understand site logistics and material lead times to make the model useful for the project manager. They spend half their time in the software and half their time enforcing standards with subcontractors. If your site team is struggling with trade collisions or sequence gaps, this is the function that resolves those bottlenecks.

What we check before you see anyone

  • Clash Detection Proficiency

Ask how they configure Navisworks detection settings for complex MEP systems. A reliable coordinator knows that clearing every minor false positive wastes time. They should explain how they prioritize structural beams versus small-diameter piping to avoid meaningless redlines.

  • BIM Execution Plan Adherence

The candidate must describe how they enforce existing BIM execution plans across trade partners. They should show instances where they rejected non-compliant files from subcontractors rather than fixing the data themselves. Their job is to hold others to standards, not to perform extra design work for them.

  • ISO 19650 Compliance

Technical data management matters more than pretty visuals. Check if they understand naming conventions and folder structures required by ISO 19650 standards. A strong candidate tracks file versions to ensure no site crew works off an outdated set of prints.

  • Revit Object Intelligence

Test their ability to use Revit for data extraction. They should define what makes an object intelligent, such as including flow rates or material properties within the family file. If they only care about geometry, your schedule will fail because the model lacks the necessary information for procurement.

Where we find them

Look for talent in firms specializing in complex industrial plants or healthcare facilities. These projects mandate strict coordination because tight ceiling spaces force trades into precise configurations. Avoid candidates who have only worked on residential or small commercial sites where coordination is loose and often handled by the site superintendent on the fly.

Seek out individuals who transitioned from trade work into coordination. A former plumber or electrician often makes a better coordinator because they know exactly how long a pipe run takes to install and where the physical constraints are in a tight utility room. Their motivation is practical efficiency rather than theoretical modeling perfection.

Mistakes we see

  • Hiring a drafter who is uncomfortable talking to field superintendents. Technical skill is useless if the person cannot explain a model conflict to a foreman who is worried about his daily installation target.

  • Over-prioritizing certification over field experience. Knowing the software commands is secondary to knowing construction sequencing and how materials occupy physical space on a job site.

  • Expect the BIM Coordinator to perform architectural design changes. This leads to scope creep where the coordinator becomes a designer, failing to focus on the actual conflict resolution required for smooth construction.

The search in three steps

  1. Agree the brief

During intake, identify exactly which trades are the most problematic on your current project. Discuss those specific material types and installation sequences to see if the candidate has direct relevant experience.

  2. Find and speak with people

Ask the candidate to review a recent project model during the interview. Have them point out three specific technical conflicts they identified and how they communicated those issues to the site teams for immediate resolution.

  3. Introduce the people who fit

Evaluate their technical output by checking the final coordination report from a previous project. Look for clarity in their issue tracking and proof that the trade partners actually corrected the identified problems.

Questions about this search

Should I require a specific salary level for this position?

Salaries for coordinators vary based on regional construction volume and project complexity. Focus on the cost of rework versus the coordinator's salary to determine your budget limit.

How do I handle a counteroffer?

If a candidate receives a counteroffer, it usually suggests their current firm is desperate to finish a specific project phase. Decide quickly, as losing this person mid-project creates a major knowledge gap in your BIM workflows.

Can this role be performed remotely?

Modeling happens remotely, but effective coordination requires site visits. Regular face-to-face time with the field team prevents misunderstandings about site constraints that appear clearly on drawings but are hidden in reality.

Does this role require a degree in architecture or engineering?

Formal degrees help with design theory, but practical field experience is more critical. Look for evidence of successful project completion rather than just academic credentials.

What is the biggest constraint for a candidate shortlist?

Availability is the primary constraint. Experienced coordinators are rarely between jobs because contractors keep them on staff for long project lifecycles. Expect to wait if you want someone with verified project history.
